Nepean Roofing

Roofing Contractors in Nepean, Ottawa

Ottawa Roofing Pros replaces, repairs and maintains roofs on Nepean homes and commercial buildings, from the Lynwood Village bungalows in Bells Corners to the retail plazas along Merivale Road. Roofing is all we do, and we have been doing it across Ottawa for more than 17 years and over 1,500 jobs.

Most of Nepean inside the Greenbelt was built between the 1950s and the 1980s, so many houses here are on their second or third roof. We know what usually hides under those shingles: board decking, buried layers and low-slope additions that newer suburbs don't have.

Our crews reach most Nepean streets in 15 to 25 minutes from our Centretown base, at any hour. Every job is licensed, insured, WSIB-covered and backed by a 1-year written labour warranty.

Nepean Roofing Services

We handle full re-roofs, leak repairs, flat roofs and commercial roofing across the older, inside-the-Greenbelt part of the former City of Nepean. That covers Crystal Beach, Bells Corners, Qualicum, Craig Henry, Centrepointe, Manordale, Meadowlands and the Merivale Road corridor (Barrhaven has its own page).

What Nepean owners call us for most:

  • Shingle replacement on bungalows, side-splits and two-storeys, done as a full tear-off roof replacement for Nepean homes with deck repairs, eave membrane and balanced ventilation.
  • Low-slope sections over carports, family rooms and rear additions, rebuilt in two-ply SBS modified bitumen or EPDM through our residential flat roofing service.
  • Leak and storm repairs, from lifted shingles to failed chimney and wall flashing.
  • Commercial flat roofs on Merivale Road plazas and in the business parks behind them.

Most Nepean bungalows and split-levels land in the lower half of the $10,000 to $24,000 range that most detached Ottawa homes see, at $500 to $800 per roofing square (100 sq ft) installed. Extra shingle layers, board-deck repairs and flat sections move the number. A written quote after a free assessment sets the actual price.

Roofing Nepean's Post-War Homes

Nepean's older neighbourhoods went up fast, in phases, and each phase left its own roofing quirks. Knowing the street often tells us what we'll find before the first shingle comes off.

Three conditions come up constantly: board (plank) decking instead of plywood, two or more layers of old shingles, and low-slope roofs that should never have been shingled. Manordale, the first neighbourhood built in the old Knoxdale ward, is mostly late-1950s bungalows with all three. Qualicum-Graham Park's larger homes on big lots add mature trees and bigger valleys to the list.

Bells Corners and Lynwood Village

Bells Corners grew after the Second World War, starting with Stinson Avenue in 1950 and Arbeatha Park in the late 1950s. Lynwood Village came next, one of Ottawa's first tract-housing subdivisions, with Bill Teron building hundreds of bungalows from 1958 into the mid-1960s.

These long, low-pitched bungalows usually sit on 1x6 board decking. At tear-off we check every gap and soft board, then sheathe over with plywood or OSB where the shingle manufacturer's nailing rules call for a solid deck.

Craig Henry and Arlington Woods

Craig Henry was built from 1971 on the old Craig Henry farm, a mix of detached homes, semis and townhouses. Campeau developed neighbouring Trend-Arlington from the mid-1960s, and the Estates of Arlington Woods followed in 1984 and 1985.

Side-splits here often have a shallow roof over the family room tied into a steeper main roof. Most leaks we trace start at that wall junction: missing step flashing, or shingles laid flatter than the 2-in-12 minimum the Ontario Building Code allows for low-slope shingle application.

Centrepointe and Meadowlands

Minto began building Centrepointe in 1985 on former CMHC land around Ben Franklin Place, mixing about 1,000 detached homes with townhouses and terrace homes. The original roofs are long gone, and many second roofs from the early 2000s are now curling and shedding granules.

Townhouse rows share one continuous roof, so a single owner re-roofing needs a clean tie-in at each party wall. We cut back to a straight line, lap the membrane under the neighbour's courses and seal the joint so their older shingles can't feed water into your new roof.

Meadowlands, around Meadowlands Drive and Merivale Road, is mostly single-family homes with clusters of low-rise apartments. Those flat-roofed walk-ups need the same membrane work we do on commercial buildings.

Storm Damage on Nepean Roofs Since 2018

Nepean has taken two direct hits in recent years, and both still show up on roofs here. Homes that were patched in a hurry after either storm are worth a closer look before their next winter.

On September 21, 2018, an EF-2 tornado with winds above 200 km/h tore through Arlington Woods and Craig Henry, dropping mature trees onto houses and knocking out Hydro One's Merivale transformer station. On May 21, 2022, the derecho followed: the City named Merivale among Ottawa's hardest-hit areas, and about a dozen hydro poles fell across from Merivale Mall alone.

What we look for on storm-era roofs:

  • Creased shingles that were lifted past the sealant strip and laid back down; they look fine from the driveway but let wind-driven rain under.
  • Mismatched patches where tabs never re-sealed and now flutter in every west wind.
  • Cracked decking from falling limbs that was covered over instead of replaced.
  • Bent drip edge and torn eavestroughs left behind by tree removal crews.

If a storm damages your roof, we tarp it, photograph everything and help you prepare an insurance roof claim with documented damage. Adjusters want dated photos taken before temporary repairs, so call before anyone climbs up with a tarp if you can.

Commercial Roofing on Merivale Road and Colonnade

Merivale Road between Baseline Road and Hunt Club Road is lined with retail plazas, Merivale Mall, big-box stores and restaurants. Behind it, the Colonnade Business Park and the Merivale industrial area hold office, flex and light-industrial buildings.

Many of these buildings carry older built-up (tar and gravel) or two-ply modified bitumen roofs, sometimes with a second roof laid over the first. Before quoting a recover or a tear-off, we take core cuts to count the layers and check whether the insulation underneath is wet. Wet insulation has to come out; covering it traps the moisture and voids most membrane warranties.

What we watch for on Merivale Road roofs:

  • Restaurant exhaust grease, which softens EPDM and asphalt membranes around kitchen fans; PVC or a grease-resistant walkway and containment detail lasts far longer there.
  • Rooftop unit curbs with flashing that has pulled away after years of HVAC service traffic.
  • Interior drains sitting high after the deck settled, leaving ponding that freezes and splits seams.
  • Tenant hours, so noisy tear-off and odour-producing work happen before stores open.

For full replacements we install single-ply TPO, EPDM or PVC at a typical $10 to $18 per sq ft, driven by tear-off layers, insulation upgrades, drains and access. See our commercial flat roof replacement service for how we plan that work, or our modified bitumen and built-up roof repairs if your existing roof still has life left.

Typical Nepean Roof Projects

These are the jobs we're called for most often in Nepean. Each card describes common conditions on these streets rather than one specific address.

Lynwood Village Bungalow Re-Roof

Strip two layers to the board deck, sheathe over gaps with 7/16 in OSB, then install Grace Ice & Water Shield at least 900 mm up from the eaves and 300 mm past the inside face of the exterior wall, as the Ontario Building Code requires. Synthetic underlayment, architectural shingles such as IKO Cambridge or GAF Timberline HDZ, and a new ridge vent finish it in about two days.

Craig Henry Side-Split Tie-In

Remove the shingles from the low family-room roof and rebuild it in two-ply SBS modified bitumen. New step flashing and counterflashing go in where it meets the upper wall, and the main roof is re-shingled to match.

Centrepointe Townhouse End Unit

Re-roof one unit in a row of five, with a straight tie-in at the party wall and new flashing where the end-unit roof meets the brick gable. Neighbours get a heads-up on bin and ladder placement before work starts.

Merivale Road Plaza Leak

Core cuts to find the wet area, replace saturated insulation, patch the membrane and re-flash a rooftop unit curb. The tenant below keeps trading throughout.

Get Deck Repairs Priced Before a Nepean Tear-Off

Whoever you hire, ask them to price deck repairs per sheet in writing before the tear-off. On Nepean's older homes, some new sheathing is almost always needed, and that line item is where vague quotes grow.

Nepean Roofing Questions

These are the questions Nepean homeowners ask us most before booking. For other parts of the city, see all the Ottawa areas we serve.

Do I need a permit to re-roof my house in Nepean?

No, not for re-shingling alone. The City of Ottawa exempts replacing shingles, but structural work such as new rafters, a new roof over a deck or changing the roof shape needs a building permit.

Nepean's in-person Building Code Services counter is at Ben Franklin Place, the former Nepean City Hall at 101 Centrepointe Drive. Our Ottawa roofing permit guide explains what triggers a permit.

How fast can you get to a leaking roof in Nepean?

Most Nepean addresses are a 15 to 25 minute drive from our Centretown base, depending on Queensway traffic. We answer 24/7, and after-hours calls get a tarp or temporary seal first, then a permanent repair once the roof is dry.

Should I replace board decking with plywood on a 1960s Nepean home?

Not necessarily all of it. Sound boards can stay if you sheathe over them with plywood or OSB, which gives the nails a solid bed and bridges the gaps. Rotted or broken boards, usually at the eaves and around chimneys, get cut out and replaced first.

Can one Centrepointe townhouse owner re-roof without the whole row?

Yes. We tie your new roof into your neighbours' existing shingles at the party walls, so each owner can replace on their own schedule. If the row is part of a condominium corporation, the board usually controls roof work, so check your declaration first.
