Gloucester Roofing

Roofing in Gloucester, Ottawa

Ottawa Roofing Pros repairs and replaces roofs across Gloucester, from 1960s homes under the tall trees of Blackburn Hamlet and Beacon Hill to the townhouse condos of Hunt Club and the flat-roofed warehouses near Ottawa International Airport. We are roofing specialists with more than 17 years in the trade and over 1,500 jobs completed.

Gloucester is less one place than a collection of very different ones. A Briarcliffe modernist house with a flat roof, a Blossom Park bungalow on a wide lot and a 40-unit condo complex in Greenboro each need a different plan, and we quote them that way.

Blackburn Hamlet is about 20 minutes from our Centretown base via the Queensway and Highway 174, and South Keys is 15 to 20 minutes down Bank Street. We're open 24/7, licensed, insured and WSIB-covered, and every job carries a 1-year written labour warranty.

Roofing Services Across Gloucester

We repair, replace and maintain residential and commercial roofs throughout the former City of Gloucester, which joined Ottawa in 2001. It includes Blackburn Hamlet, Beacon Hill, Rothwell Heights, Carson Grove and Blossom Park. We also cover the Hunt Club area, which belonged to Gloucester Township until Ottawa annexed it in 1950, and neighbouring Greenboro and South Keys.

Most Gloucester calls fall into four groups:

  • Tree damage and drainage on 1960s and 1970s homes under mature canopy, where clogged eavestroughs, moss and worn flashing cause most leaks.
  • Re-roofs and repairs on bungalows, side-splits and two-storeys; our roof repair service for Gloucester homes covers flashing, valleys, vents and storm damage, typically $350 to $1,200 for minor fixes.
  • Townhouse condominium re-roofs, planned in phases over several years.
  • Commercial flat roofs on warehouses and light industrial buildings along Hunt Club Road and near the airport.

Full shingle replacement on a detached Gloucester home typically runs $500 to $800 per roofing square installed, with most houses between $10,000 and $24,000. Pitch, layers, deck condition and access set where yours lands, and a written quote after a free assessment fixes the price.

Neighbourhood Roofing Needs

Gloucester's neighbourhoods were built by different developers in different decades, and each one wears its roofs out in its own way. Here is what we see most often in each area.

The common thread is trees. Most Blackburn Hamlet and Beacon Hill streets sit under tall, mature canopy, and the May 2022 derecho showed across Ottawa what a falling limb does to a roof.

Blackburn Hamlet and Beacon Hill

Blackburn Hamlet is a satellite community surrounded by the NCC Greenbelt, approved in 1963, with Costain building most of its homes from 1967 through the 1970s. Beacon Hill, on a ridge running parallel to the Ottawa River and split by Montreal Road, dates from the same era.

Fifty years on, the trees are taller than the houses. Shaded north slopes grow moss that lifts shingle edges, pine needles pack the valleys, and maple seeds fill eavestroughs every spring. We pair re-roofs here with eavestrough, soffit and fascia work, including leaf guards and properly sized downspouts.

Rothwell Heights and Briarcliffe

Rothwell Heights, on the high ground above the Ottawa River between Blair Road and Ogilvie Road, is known for custom mid-century modern homes on large lots. Its Briarcliffe section, Briarcliffe Drive and Kindle Court, was designated a Heritage Conservation District in 2013, among the first in Canada to protect mid-century modern architecture.

Under the Briarcliffe district plan, re-roofing and like-for-like roof repair don't need a heritage permit, but existing rooflines must be kept. Gabled roofs there should stay asphalt shingle, since the plan considers metal, cedar and slate inappropriate, while flat roofs may use modern membranes. We rebuild these low-slope and flat roofs through our flat roofing service for modernist homes, keeping the low, horizontal rooflines the houses were designed around.

Hunt Club, South Keys and Blossom Park

Hunt Club Park and Greenboro were built mostly by Richcraft through the 1980s, with townhouse complexes alongside detached homes. Blossom Park is older: 1950s bungalows on 150 by 100 ft lots along Kingsdale, Rosebella and Queensdale, then Quail Ridge in the late 1970s and Victoria Heights in the late 1980s.

The City named Hunt Club among the hardest-hit areas of the May 2022 derecho, and the Ottawa Hunt and Golf Club alone lost about 1,100 trees. Roofs here that were patched in a hurry that spring are worth checking for creased shingles and cracked decking.

Phased Re-Roofs for Gloucester Townhouse Condos

Townhouse condominiums in Hunt Club, Greenboro and South Keys usually re-roof in phases, one or two blocks per year, so the cost lines up with the reserve fund. Ontario's Condominium Act requires corporations to update their reserve fund study at least every three years, and roofs are one of the largest lines in it.

What makes a phased program work:

  • One shingle line and colour chosen up front, with a backup choice in case the manufacturer discontinues it before the last phase.
  • Condition ranking by block, so the worst roofs go first rather than the closest ones.
  • Clean tie-ins between a new block and its older neighbour where rooflines connect.
  • Owner notices for bin placement, parking and work hours, issued through the property manager.
  • A written report per phase with photos the board can attach to its reserve fund records.

We work directly with boards and managers through our roofing service for property managers and condo boards. For a 1980s complex on its second roof, the first phase is also the moment to fix attic ventilation across the whole project.

Commercial and Industrial Roofs Near the Airport

Gloucester's commercial roofs are mostly large and flat: high-bay warehouses on Hunt Club Road near the airport, and distribution and light industrial buildings in the Hawthorne industrial area by the Hunt Club Road and Highway 417 interchange. Newer buildings here often carry single-ply membranes, while older ones may still have built-up or modified bitumen roofs.

The land around the airport is flat and open, and wind uplift is the design issue. The airport recorded gusts of about 120 km/h during the 2022 derecho, so we pay close attention to perimeter and corner fastening on mechanically attached TPO and EPDM, where uplift forces are highest.

Two local details shape the work:

  • Airport zoning: land near the airport falls under the federal Ottawa Macdonald-Cartier International Airport Zoning Regulations, which limit the height of structures. We confirm crane positions and boom heights for rooftop material lifts before booking them.
  • Operating hours: many of these buildings run around the clock, so we stage tear-off in sections that can be closed watertight every night.

Single-ply replacement typically runs $10 to $18 per sq ft, driven by tear-off layers, insulation upgrades, drains and access. Our TPO, EPDM and PVC single-ply roofing page compares the membranes for large Ottawa roofs.

Typical Gloucester Roofing Projects

The jobs below describe typical conditions we quote in Gloucester rather than individual addresses.

  • Blackburn Hamlet side-split: re-roof with new valley metal, moss-damaged shingles removed from the north slope, and new eavestroughs with leaf guards.
  • Briarcliffe flat roof: replace an aging flat roof with a modern membrane while keeping the original fascia profile.
  • Greenboro condo, phase two: re-roof two townhouse blocks in the same shingle line as phase one, with tie-ins to the next block.
  • Hunt Club Road warehouse: replace failed perimeter fastening and re-flash rooftop units on a mechanically attached TPO roof.

Gloucester Roofing Questions

These are the questions we hear most from Gloucester owners and boards. To compare nearby communities, see all the Ottawa neighbourhoods we serve.

Do I need a heritage permit to re-roof in Briarcliffe?

No, not for re-roofing or like-for-like repair, which the Briarcliffe district plan treats as maintenance. Changing the roof shape or switching a gabled roof to metal, cedar or slate would need City approval, and the plan discourages those materials.

How do I stop moss on a shaded Gloucester roof?

Trim back overhanging branches for sunlight and airflow, keep valleys and eavestroughs clear, and consider zinc strips at the ridge. Never pressure-wash asphalt shingles; it strips the granules that protect them.

Can our condo corporation re-roof one block at a time?

Yes, and most do. The key is choosing one shingle line for the whole program and keeping each phase's photos and reports with your reserve fund study.

How quickly can you reach a leak in Blackburn Hamlet or South Keys?

Blackburn Hamlet is about 20 minutes from Centretown via Highway 174, and South Keys is 15 to 20 minutes down Bank Street. We answer 24/7 and make the roof watertight first, then schedule the permanent repair.
