Roof Replacement Cost in Ottawa: 2026 Guide

Most detached Ottawa homes cost $10,000 to $24,000 to re-roof with architectural asphalt shingles in 2026, based on a typical range of $500 to $800 per roofing square installed. Steel, standing seam and flat roofs cost more, and your own price depends on size, pitch, layers and what we find under the old shingles.

This guide comes from Ottawa Roofing Pros, a roofing-only contractor with more than 17 years and 1,500+ jobs on Ottawa homes and commercial buildings. We wrote it so homeowners, landlords and small building owners can sanity-check a quote before signing it.

Every figure below is a typical range, not a quote. Your actual price comes from a written, itemized quote after a free roof assessment.

Average Roof Replacement Cost in Ottawa

The typical 2026 price to replace an asphalt shingle roof in Ottawa is $500 to $800 per square installed, and a square is 100 square feet of roof surface. For most detached homes that works out to $10,000 to $24,000, with townhouses and small bungalows below that range and large, steep or cut-up roofs above it.

Roofers price by roof area, not by the floor area of your house. A 2,000 sq ft two-storey home usually has roughly 1,300 to 1,600 sq ft of roof, while a 2,000 sq ft bungalow carries far more roof, often 2,400 sq ft or more.

The table converts roof area into typical installed prices for the three most common pitched-roof materials. Very small roofs carry fixed costs like the disposal bin and setup, so they tend to land at the top of their range.

Roof area Squares Architectural shingles ($500 to $800/sq) Ribbed steel or steel shingle ($900 to $1,400/sq) Standing seam steel ($1,200 to $1,800/sq)
1,000 sq ft 10 $5,000 to $8,000 $9,000 to $14,000 $12,000 to $18,000
1,500 sq ft 15 $7,500 to $12,000 $13,500 to $21,000 $18,000 to $27,000
2,000 sq ft 20 $10,000 to $16,000 $18,000 to $28,000 $24,000 to $36,000
2,500 sq ft 25 $12,500 to $20,000 $22,500 to $35,000 $30,000 to $45,000

So what does it cost to replace a 2,000 sq ft roof in Ontario? In Ottawa, expect about $10,000 to $16,000 for architectural shingles on a straightforward roof, before extras such as a second tear-off layer, extensive deck repairs or a chimney reflash. Prices in the rest of Ontario follow similar per-square logic, though labour and disposal rates vary by city.

Cost by Roofing Material

Architectural asphalt shingles are the least expensive full replacement, while standing seam steel costs roughly double per square but can outlast two shingle roofs. Flat roofs are priced per square foot because the membrane, insulation and drainage work vary so much.

Material Typical installed price (2026) Realistic Ottawa lifespan Common products
Architectural asphalt shingles $500 to $800 per square 20 to 30 years IKO Cambridge, GAF Timberline HDZ, CertainTeed Landmark, BP Mystique
Premium or designer shingles About $800 to $1,200 per square 25 to 35 years Heavier slate-look and shake-look laminated shingles
Ribbed steel or steel shingle $900 to $1,400 per square 40 to 60 years Ottawa-made Ideal Roofing panels and similar Canadian steel
Standing seam steel $1,200 to $1,800 per square 50+ years Concealed-fastener panels with clip attachment
Residential flat roof (SBS modified bitumen or EPDM) $12 to $20 per sq ft 20 to 30 years Two-ply SBS systems, 60-mil EPDM
Commercial single-ply (TPO, EPDM, PVC) $10 to $18 per sq ft 20 to 30 years Carlisle, Holcim (Firestone) and GAF membranes

The "lifetime" label on many shingle bundles describes a limited, often prorated manufacturer warranty, not how long the roof will last on your house. In Ottawa, ventilation and installation quality decide whether a shingle roof reaches 20 years or 30.

If you are weighing materials, our metal roof vs shingles comparison runs a 40-year cost example. Flat roof owners should read our guide to TPO, EPDM and modified bitumen membranes before pricing a replacement.

What Drives the Price Up or Down

Four groups of factors explain almost every difference between two quotes for the same Ottawa house. Size and shape set the baseline; what is under the old roof and how thoroughly the new one is detailed move it from there.

When a quote looks high or low, check which of these it accounts for. A cheap quote often leaves out the items in the second and third groups.

Roof Size, Pitch and Complexity

Roof area sets the material order, but pitch and shape set the labour. A walkable 4/12 to 6/12 roof goes quickly, while 9/12 and steeper needs roof jacks, harnesses on anchors and slower work. That is why steep roofs sit at the top of the per-square range.

Every valley, dormer, skylight, chimney and wall intersection needs cutting and flashing by hand. A simple gable on a Barrhaven townhouse and a hip roof with three dormers can have the same area and very different prices.

Tear-Off Layers and Decking Repairs

Labour and tear-off are the most expensive part of most replacements, and hidden deck damage is the most common reason a final bill grows. Every extra layer of old shingles adds removal time, bin weight and disposal cost.

Once the old roof is off, we replace any soft, delaminated or rotted sheathing before anything new goes down. Ask every contractor to quote a written price per 4x8 sheet of replacement decking, so the cost is known before the job starts.

Many 1950s and 1960s Ottawa homes still have plank (board) sheathing with gaps between boards. Shingle manufacturers generally want a solid deck, so those roofs may need a plywood or OSB overlay, which is a legitimate extra worth seeing in writing.

Ventilation, Flashing and Ice-and-Water Shield

These items add a modest share of the total but decide how long the roof lasts. Ontario's Building Code requires self-adhered eave protection on shingle roofs in our climate, running at least 900 mm up the slope and at least 300 mm inside the inner face of the exterior wall.

Good quotes also include new step and counter flashing at walls and chimneys, a new drip edge, membrane in the valleys, and balanced intake and exhaust ventilation. Reusing rusty old flashing saves a few hundred dollars and causes many of the leaks we repair on roofs under ten years old.

Products to look for by name include Grace Ice & Water Shield, IKO StormShield or GAF WeatherWatch at the eaves and a synthetic underlayment over the rest of the deck.

Access, Permits and Disposal

Access costs more on tight urban lots in the Glebe, Hintonburg or Sandy Hill, where the bin may not fit on the driveway and materials are carried by hand. Large trees, glass sunrooms and gardens against the house add protection time.

The City of Ottawa lists installing asphalt shingles as work that does not need a building permit, but structural repairs do, and homes in heritage districts are treated differently. Our Ottawa roofing permits guide explains when a permit or heritage approval adds cost and time.

Disposal is priced by bin size and weight, which is why a two-layer tear-off costs more to haul away. Quotes should state whether the bin, its permit or placement, and magnetic nail sweeps are included.

Is $30,000 Too Much for a Roof?

For an asphalt shingle roof on an average Ottawa house, $30,000 is above the typical range and deserves a close look. For a steel roof, a large or steep roof, or a job that includes major structural or deck work, it can be a fair price.

A $30,000 shingle quote is usually reasonable when the roof is 30 squares or more, pitched 9/12 or steeper, or full of valleys, dormers and skylights. It also makes sense when it includes two tear-off layers, a full deck overlay, new skylights or eavestroughs, or attic insulation work.

Question it when the roof is a simple 15 to 20 square gable, the quote is a single lump sum with no breakdown, or the price drops sharply if you "sign today". At $900 to $1,800 per square, a 20 to 25 square steel or standing seam roof often lands near $30,000 on its own, so material choice matters more than anything else here.

How to Compare Roofing Quotes

Compare quotes line by line, not by the total. Two quotes that differ by $5,000 often describe two different roofs, so make each contractor price the same scope.

Ontario's guide to hiring a roofer recommends at least three written, itemized quotes. Check that each one lists:

  • Tear-off: number of layers included, and the price for an unexpected extra layer.
  • Decking: a per-sheet price for replacement sheathing, and whether an overlay is included.
  • Shingle and underlayment brands: product names, colour and the synthetic underlayment.
  • Eave protection and valleys: how far the ice and water membrane runs and whether valleys get it too.
  • Flashing: new step, counter and chimney flashing, not "reuse existing where possible".
  • Ventilation: ridge vent or roof vents, and whether soffit intake will be opened up.
  • Clean-up and disposal: bin, nail sweep, and protection for gardens, siding and eavestroughs.
  • Warranty, in writing: the workmanship term and the manufacturer warranty, including who registers it.
  • Total with HST: Ontario's 13% HST should be shown, along with the deposit and payment schedule.

The same Ontario guide flags several red flags worth repeating. Keep the deposit to about 10%, and never pay in full before the work is done. For contracts of $50 or more signed in your home, you have a 10-day cooling-off period to cancel.

Ask for proof that the crew holds Ontario working-at-heights training, and request a current WSIB clearance certificate so you are not liable for an uncovered worker. If anyone says your roof is damaged, ask for photos of the damage before you agree to anything.

On warranties, compare like with like. Our workmanship warranty is 1 year in writing, and manufacturer material warranties are separate and depend on the product and its registration, so ask every contractor to spell out both.

Paying for a New Roof

Most Ottawa homeowners pay for a roof from savings, a home equity line or a lender plan, and use insurance only when sudden damage is to blame. Planning the timing well can also save money.

Our roof financing page walks through the realistic ways to pay, with sample monthly payments. If a windstorm, falling tree or hail caused the damage, our roof insurance claim support explains what home policies usually cover; wear and tear on an old roof is normally excluded.

Ottawa's roofing season runs roughly from late April to November, with summer the busiest. Booking a replacement for spring or late fall usually gives you more scheduling choice, and shingles installed in cold weather need extra care because their sealant strips need warmth to bond.

If your roof is borderline, a professional roof inspection can tell you whether a repair buys a few more years to save. When you are ready to proceed, our full roof replacement service covers tear-off to final clean-up, and the rest of our Ottawa roofing guides answer the questions that usually follow.
