Roof Cost and Payment Questions
Cost is the first thing most Ottawa homeowners ask about, and the honest answer is always a range plus the factors that move it. Typical 2026 prices for an architectural shingle replacement are $500 to $800 per roofing square (100 sq ft) installed, which puts most detached Ottawa homes between $10,000 and $24,000.
A free assessment and a written, itemized quote set your actual price. The answers below explain where your roof is likely to land in that range.
Is $30,000 too much for a roof?
Not always: $30,000 is reasonable for a large, steep or complex roof, or for steel roofing, but high for a simple one-layer shingle roof on an average Ottawa house. A 25-square steel roof at $1,200 per square reaches $30,000 on its own.
Shingle roofs climb toward that figure when they combine a steep pitch, two layers to tear off, many valleys and dormers, skylights, and widespread deck replacement. If a simple gable bungalow is quoted at $30,000, ask for an itemized breakdown and a second quote.
Our Ottawa roof replacement cost guide shows ranges by house size and material.
What is the most expensive part of replacing a roof?
Labour is usually the largest single cost, covering tear-off, disposal and installation. The biggest variable is the roof deck: rotted or delaminated sheathing found after tear-off must be replaced sheet by sheet.
A good quote lists a per-sheet price for deck replacement, so the final bill is predictable even when the deck holds surprises. Steep pitches also add labour because crews work slower on roof jacks and harnesses.
What is the cheapest month to replace a roof?
No month is reliably cheap, because roof prices are driven by materials, labour and the condition of your deck rather than the calendar. Booking early in the year for spring work gives you the widest choice of dates.
Late fall and winter can offer more scheduling openings, but cold-weather installation is slower and needs extra steps. Beware of any contractor offering a large seasonal discount on a roof they have not inspected.
Do you offer roof financing?
Every quote includes a written payment schedule, and many Ottawa homeowners pay through savings, a home equity line of credit or a lender instalment plan. Our roof financing page explains the options, with sample monthly payments.
Timing and Weather Questions
Ottawa roofs are replaced in almost every month of the year, but weather sets the pace. Snow, wind and rain decide which days crews can safely tear off and dry in a roof.
Can a roof be replaced in an Ottawa winter?
Yes, roofs can be replaced in winter, but it takes more care and usually more time. Shingle sealant strips need warmth to bond, so in cold weather shingles are often hand-sealed with roofing cement following the manufacturer's cold-weather instructions.
Ice-and-water membrane needs a clean, dry, frost-free deck to adhere, and every bit of snow and ice must be cleared first. Crews also work shorter days and tear off only what they can dry in before dark.
Emergency repairs happen year round: our crews respond 24/7 when a roof is leaking.
How long does a roof replacement take?
Most detached Ottawa homes take 1 to 3 days for an asphalt shingle replacement. Large, steep or cut-up roofs, steel roofing and jobs with extensive deck replacement can take 3 to 5 days or more.
Weather delays are normal, and a careful crew never opens more roof than it can dry in the same day. Your quote includes an expected start and finish window. See our roof replacement service for the full process.
Permit, Insurance and Contract Questions
These questions protect your money and your home, and most have clear, rule-based answers in Ottawa. When the answer depends on your specific property, call the City at 3-1-1 or ask us during the assessment.
Do I need a permit to replace my roof in Ottawa?
Usually not: the City of Ottawa treats asphalt shingle re-roofing as work that does not need a building permit, although it must still meet the Ontario Building Code. Structural work, such as replacing rafters or trusses, adding a dormer, building a roof deck or changing the roof structure, does need a permit.
Heritage properties are different. Homes that are individually designated or sit in a heritage conservation district, such as Rockcliffe Park or New Edinburgh, can need City heritage approval for roofing changes.
Our guide to roofing permits in Ottawa covers each case in detail.
Will insurance cover an older roof?
Home insurance generally covers sudden, accidental damage, such as wind-lifted shingles, hail or a fallen tree, but not wear, age or lack of maintenance. On an older roof, an insurer may pay only for the storm-damaged area or reduce the payout for the roof's age.
Policies differ, so check yours for roof-age limits and whether you have replacement-cost or depreciated coverage. Our roof insurance claim help includes the photos and written report adjusters ask for.
Can I cancel a roofing contract after signing?
Yes, if you signed the contract in your home and it is worth $50 or more, Ontario gives you a 10-day cooling-off period to cancel for any reason. If work has already started, you pay for work done and materials used.
The province's guide to hiring a roofer in Ontario also recommends keeping deposits to about 10%.
What does your roofing warranty cover?
We give a 1-year written workmanship warranty on our labour, and the materials carry the manufacturer's own warranty. Our roofing warranty page explains both, including exclusions and how to keep coverage valid.
Roof Materials and Lifespan Questions
How long a roof lasts in Ottawa depends as much on the attic and installation as on the material. Snow load, ice dams and close to 80 freeze-thaw cycles a year are hard on any roof that is poorly ventilated or poorly flashed.
How long does a roof last in Ottawa?
An architectural asphalt shingle roof typically lasts 20 to 30 years in Ottawa, and older 3-tab shingles 15 to 20. Steel roofing commonly lasts 40 to 60 years, and residential flat roofs in modified bitumen or EPDM about 20 to 30 years.
A hot, poorly vented attic can cut years off any shingle roof. Our comparison of metal roofs vs shingles breaks down lifespan and lifetime cost side by side.
Is a metal roof noisy in rain or hail?
No, a residential metal roof installed over solid plywood or OSB sheathing, with underlayment and an insulated attic below, sounds much like a shingle roof from inside. The loud drumming people remember comes from metal fastened over open purlins on barns and sheds.
Heavy hail is briefly louder and can leave cosmetic dents, which textured and heavier-gauge profiles hide better. Our metal roofing installation page covers profiles, gauges and snow performance.
