Commercial Roof Maintenance Programs in Ottawa

Ottawa Roofing Pros runs preventative roof maintenance programs for Ottawa commercial buildings, condo corporations and property portfolios. We inspect your roofs on a schedule, keep drains clear, fix small problems before they leak and document everything.

Our crews have spent more than 17 years and over 1,500 jobs on Ottawa roofs. Most of the leaks we repair started as something a maintenance visit would have caught: a plugged drain, a loose curb panel or an open seam.

A plan gives you fewer emergency calls, longer roof life and the records manufacturers ask for at claim time.

Preventative Roof Maintenance, Scheduled Around Your Building

A commercial roof maintenance program is a scheduled set of inspections, housekeeping, minor repairs and reports that keeps a roof watertight for its full service life. We book visits at least twice a year, in spring and fall, plus checks after major storms.

Our plans suit building owners, property and facility managers, and condo boards. We hold access keys or meet your superintendent, follow security sign-in rules and visit during hours that suit tenants.

We maintain roofs across the city, including Kanata North offices covered by our Kanata commercial roofers, plazas along Merivale Road served by roofing in Nepean, warehouses near the airport in Gloucester and retail buildings around Barrhaven. Plans cover roofs we installed and roofs installed by others.

Why Maintenance Pays Off

Maintenance pays off because nearly every expensive roof failure starts small. A low-slope roof that is inspected and cleaned twice a year is far more likely to reach its full 20 to 30 year design life.

It also protects your manufacturer warranty. Most commercial roof warranties require the owner to keep drains clear, report leaks promptly and maintain the roof, and they exclude damage caused by neglect.

Problem Found on a maintenance visit Left until it leaks
Plugged drain or scupper Cleared during the visit Ponding, interior water damage, extra load on the structure
Loose panel or flashing after HVAC service Re-secured in minutes Water down the curb into the ceiling space
Small open seam Minor repair, typically $350 to $1,200 Wet insulation and a larger repair, $1,200 to $3,500+
Wet insulation spreading Isolated area cut out and replaced Early replacement at $10 to $18 per sq ft
Aging but dry membrane Planned restoration coating at $4 to $9 per sq ft Lost coating option once insulation gets wet

Interior damage is the hidden cost. Ceiling tiles, inventory, server equipment and tenant goodwill rarely appear in a roofing budget, but they often cost more than the roof repair.

What Each Visit Covers

Each maintenance visit follows the same written checklist, so nothing depends on memory and every roof is compared with its last visit. We photograph every item that needs attention and mark it on your roof plan.

  • Drains, scuppers and strainers: cleared, flow-tested where possible, missing strainers replaced
  • Membrane field and seams: probed or inspected for open laps, punctures, blisters and shrinkage
  • Flashings: parapets, walls, expansion joints and termination bars checked for gaps and failed sealant
  • Rooftop units and curbs: loose panels, condensate lines draining onto the roof, low curb flashings
  • Penetrations: pipe boots, pitch pockets, conduit supports and new penetrations from other trades
  • Metal work: coping joints, counter-flashing, fasteners and sealant
  • Debris and housekeeping: leaves, screws, filters and packaging left by service trades
  • Access and walkways: hatches, ladders, walkway pads and skylight curbs
  • Snow-load observation: sagging areas, ponding patterns and drift-prone spots noted for winter
  • Interior check: known leak points and top-floor ceilings, where you give us access

Spring visits focus on winter damage: frost-lifted flashings, ice-cracked sealant and gravel moved by plows or wind. Fall visits clear leaves before freeze-up and get drains ready for snow.

Plan Tiers

We offer three plan levels, so a single plaza and a 20-building portfolio can each get the right coverage. Every plan includes a written report after each visit.

Annual plan prices depend on roof area, the number of roofs and buildings, access, rooftop equipment and the tier. We set a fixed annual price in writing after the first survey.

How a Maintenance Program Works

Every program follows five stages, starting with a full survey of each roof. After the first year, the cycle simply repeats with updated reports.

  1. Baseline Roof Survey

We document each roof's system, age, layers, drains and condition, with core cuts where needed. This becomes the benchmark for every later visit.

  2. Roof Plan and Asset Register

You get a marked-up roof plan showing drains, units, penetrations and problem areas. Each roof is logged with its system, install date and any warranty details.

  3. Scheduled Visits

We book spring and fall visits in advance and confirm access a few days before. Post-storm and winter visits are added as the plan allows.

  4. Repair Approvals

Small items within the allowance are fixed on the spot. Anything larger gets a photo and a written quote before work starts.

  5. Annual Report and Budget

At year end, you receive a condition summary, completed work and a forecast of upcoming repairs or replacement. It feeds directly into your capital plan.

Winter Roof Monitoring

Winter monitoring means checking snow, drifts and drains on your roofs during an Ottawa winter, which usually brings more than two metres of snow. Our job is to keep water moving off the roof and spot dangerous drift loads early.

Ontario's alert on snow loading and roof failures notes that snow can weigh about 7 lb per cubic foot fresh and up to 30 lb when old and compacted. Rain on snow adds more weight, and drifts pile up against rooftop equipment, penthouses and walls between roof levels.

On winter visits, we check drift depths at parapets, step-downs and rooftop units, and clear ice from drains and scuppers so meltwater can leave. Where snow must come off, we remove it in a balanced pattern with plastic shovels, leaving a protective layer on the membrane.

We are roofers, not structural engineers. If we see twisting, bending, cracking or sagging, we stop, notify you and recommend a professional engineer's assessment, as the provincial alert advises. Our crews use fall protection on every winter visit.

Roof Asset Reports for Capital Planning

A roof asset report rates the condition of each roof, estimates its remaining service life and forecasts the work and budget needed year by year. Owners use it for capital plans, and condo boards use it in reserve fund studies.

Each report includes:

  • A condition rating for every roof area, from good to poor
  • Remaining service life estimates, with the reasoning
  • Recommended repairs, restoration or replacement, by year
  • Budget ranges based on current Ottawa pricing
  • Photos and roof plans for the reserve fund planner or engineer

Ontario condo corporations update their reserve fund studies at least every three years, alternating between updates with and without a site inspection. Our reports give the planner current roof data for each cycle, and our page on roofing services for condo boards and property managers covers that work in more detail.

When a report shows a roof is nearing the end, it also tells you which path makes sense: restoration coatings for aging commercial roofs, or a planned flat roof replacement for your building. Our comparison of TPO, EPDM and modified bitumen helps you weigh membrane options well before the budget year.

Commercial Roof Maintenance Questions

Property managers usually ask the same handful of questions before signing a maintenance agreement. Here are straight answers based on the roofs we look after across Ottawa.

Does a maintenance plan keep our manufacturer warranty valid?

It supports it. Most manufacturer warranties require ongoing maintenance and prompt leak reporting, and our dated visit reports are the evidence you need if a claim is ever disputed.

We also record new penetrations or damage by other trades, which warranties often exclude.

What does a commercial roof maintenance plan cost?

It depends on roof area, the number of roofs, access, rooftop equipment and the plan tier. After a baseline survey, we give you a fixed annual price in writing, with minor repairs and extra visits priced clearly.

Can you maintain a roof another contractor installed?

Yes. We maintain roofs regardless of who installed them, and we check the existing warranty terms first so our work doesn't affect coverage.

What happens if you find a leak on a maintenance visit?

Small items are fixed on the spot within your plan's allowance. Larger problems get a photo report and quote, and urgent leaks go straight to our commercial roof repair crews.

When is the best time to start a maintenance plan?

Right after a new roof is installed, or in late summer and fall before freeze-up. Starting with a new roof gives you a complete record from day one, which is what a manufacturer looks for in a warranty claim.

Starting in the fall means drains are cleared and flashings checked before Ottawa's snow arrives.

Can you keep track of work by our HVAC and electrical contractors?

Yes. Rooftop trades cause a large share of the damage we find, from dropped screws to unflashed conduit supports. Each visit logs new penetrations, loose panels and debris, with photos you can send back to the responsible contractor.

Do you offer maintenance for all of our buildings?

Yes. We cover all of Ottawa and about 30 minutes beyond, including Stittsville and Orléans, and portfolio clients get one schedule and one report format. See the full range of commercial roofing services in Ottawa we offer.
