Kanata Roofers

Roofing in Kanata, Ontario

Kanata roofing comes down to age: Beaverbrook and Glen Cairn homes from the 1960s and 1970s are on their second or third roof, while Bridlewood, Kanata Lakes and Morgan's Grant are replacing their first. Ottawa Roofing Pros repairs and replaces shingle, metal and flat roofs across Kanata, from Hazeldean Road north to the Kanata North business park.

We have been roofing in Ottawa for more than 17 years and have completed over 1,500 jobs. Our crews are licensed, insured and WSIB-covered, and roofing is the only trade we do.

Kanata is a straight run west on Highway 417 from our Centretown base. Homeowners and property managers here get the same 24/7 coverage as anyone downtown.

Roof Repair and Replacement for Kanata Homes

We handle every kind of Kanata roof job, from a single lifted shingle on a Glen Cairn bungalow to a full tear-off on a four-bedroom Morgan's Grant two-storey. Most of our work here falls into four groups.

  • Full replacement. Our full roof replacement service strips to the deck, replaces soft sheathing, and installs synthetic underlayment, ice and water membrane, and architectural shingles such as IKO Cambridge, GAF Timberline HDZ or CertainTeed Landmark.
  • Leaks and storm damage. Our 24/7 emergency roof repair crews tarp or patch first, then quote the permanent fix.
  • Metal roofs. We install standing seam and steel shingle metal roofing for owners who want a 40 to 50 year roof.
  • Eavestroughs and trim. Kanata's mature trees make eavestrough, soffit and fascia replacement a regular add-on to our re-roofs.

Every job starts with a free assessment and a written quote. An asphalt re-roof on most detached Kanata homes runs $10,000 to $24,000 in 2026, driven by roof area, pitch, the number of valleys and dormers, and how much decking needs replacing.

Our workmanship carries a 1-year written labour warranty. Shingle and metal manufacturers add their own material warranties, which depend on the product installed and its registration.

Roofing Kanata's 1960s to 1990s Neighbourhoods

Kanata was built in waves, and its roof problems follow the same order. Bill Teron's planned community started with Tiffany Crescent in Beaverbrook in 1964, Campeau Corporation built the Chimo Drive area of Katimavik in the 1970s, and other developers kept pushing west of Castlefrank Road and north toward Old Carp Road through the 1980s, 1990s and 2000s.

So the job we find depends on the street. Here is what each part of Kanata usually needs.

Beaverbrook

Beaverbrook homes are typically on their second or third roof. We often find two layers of shingles, tired original decking, and attic venting that was never sized for today's insulation levels.

Mature hedges and trees mean clogged eavestroughs and moss on north-facing slopes. We strip to the deck, replace soft boards, and add balanced soffit and ridge ventilation.

In February 2026 city council approved a heritage study that could make Beaverbrook Ottawa's first heritage conservation district outside the Greenbelt. If designation follows, exterior changes such as switching from shingles to metal may need City heritage review, so we check the study's status before you choose a material.

Katimavik-Hazeldean and Glen Cairn

The Chimo Drive streets of Katimavik were designed with low-pitched roofs on heavily treed lots. Low slopes drain slowly and hold snow, so ice backing up under shingles is the classic leak here.

Most shingle makers require a low-slope application (extra underlayment or full ice and water membrane) between 2:12 and 4:12, and won't warranty shingles below 2:12. The Building Code also doubles the required attic vent area on roofs flatter than 1 in 6, which many 1970s attics never had.

Glen Cairn, one of Kanata's original 1960s neighbourhoods around Hazeldean Mall, shares the age issues. Expect chimney flashing, plumbing stack boots and valley metal at the end of their life.

Bridlewood, Kanata Lakes and Morgan's Grant

Most homes here went up between the late 1980s and the 2000s, and many still carry their original builder-grade shingles. At 20 to 30 years old, those shingles are shedding granules, curling at the tabs and lifting in wind.

Kanata Lakes grew outward from the Kanata Lakes Golf and Country Club, and Minto pushed Morgan's Grant north toward Old Carp Road from the late 1990s. Both have larger two-storeys with multiple hips, valleys, dormers and step flashing along walls.

Those details, not the open field of shingles, are where we trace most leaks. A proper first re-roof replaces every piece of valley and wall flashing rather than reusing it.

Commercial Roofing in Kanata North

We repair, maintain and replace low-slope roofs on the offices, labs and light-industrial buildings along March Road, Terry Fox Drive and Legget Drive. Kanata North grew from land Teron set aside for technology firms such as Mitel and Northern Electric, and its business association now counts more than 540 companies.

Many of these buildings date from the 1980s and 1990s and are on their first or second membrane: tar and gravel built-up roofing, SBS modified bitumen, EPDM or TPO over polyiso insulation. The failures we see most are ponding at blocked drains, open seams, and HVAC curbs re-flashed by mechanical trades instead of roofers.

Occupied offices and labs can't shut down for a roof. We schedule tear-off and noisy work around tenants, close the roof watertight every night, and keep a clean paper trail for facility managers.

Our commercial roofing services cover TPO, EPDM, PVC and modified bitumen systems, repairs and maintenance. Single-ply replacement in Ottawa typically runs $10 to $18 per sq ft, depending on tear-off layers, insulation upgrades, drains and crane access.

Roof Repair in Kanata: Common Questions

These are the questions Kanata homeowners ask us most. Kanata is one of several Ottawa communities we serve from our Centretown base.

How fast can you get to Kanata for a leak?

We take calls 24/7 and dispatch to Kanata around the clock. The drive from Centretown is about 25 km on Highway 417, usually 25 to 35 minutes outside rush hour.

During a region-wide storm we triage active interior leaks first. On arrival, the first job is stopping water with a tarp, temporary membrane or sealed patch, followed by a written quote for the permanent repair.

Do you install metal roofs in Kanata?

Yes, we install standing seam and steel shingle roofs across Kanata. Standing seam suits the low-pitched 1970s homes in Katimavik because it can go on slopes too shallow for shingles.

Typical 2026 Ottawa pricing is $1,200 to $1,800 per roofing square for standing seam and $900 to $1,400 for ribbed or steel shingle profiles. Beaverbrook owners should confirm the heritage study's status before switching materials.

Do I need a permit to re-roof in Kanata?

Usually not. The City of Ottawa does not require a building permit to re-shingle a house, but structural work such as replacing rafters, rebuilding a sagging deck or cutting a new skylight opening does.

Our Ottawa roofing permits guide explains where the line falls. If your roof needs permitted work, we tell you at the assessment, before you sign anything.
