Roof Repair in Ottawa for Leaks, Shingles and Flashing

Ottawa Roofing Pros repairs leaking and storm-damaged roofs for Ottawa homeowners and landlords. We fix shingle, steel and flat roofs, and most of our repair work comes down to three things: wind-lifted shingles, failed flashing and cracked vent boots.

After more than 17 years and 1,500+ roofing jobs, we know a leak rarely starts where the ceiling stain is. We trace it to the source, show you photos of the cause, and fix that instead of smearing caulking on the symptom.

Repairs carry our 1-year written labour warranty, and our line is answered 24/7 when water is coming in.

Our Ottawa Roof Repair Services

We repair leaks and damage on asphalt shingle, steel and low-slope flat roofs across Ottawa. Our customers are homeowners, landlords with rental houses or duplexes, and buyers or sellers who need a defect fixed before closing.

What we repair most often:

  • Missing, cracked, lifted and nail-popped shingles
  • Chimney, wall and valley flashing
  • Plumbing stack boots, roof vents and exhaust caps
  • Skylight curbs and flashing
  • Ice-dam damage at the eaves
  • Soft or rotted deck sections under damaged shingles
  • Blisters, splits and failed seams on flat roofs

A repair visit includes a look at the roof and, where we can reach it, the attic. You get photos of the cause, a written price, and the repair itself, usually on a single visit for small jobs.

If the visit shows wider wear, we may suggest a full roof inspection report before you spend money on fixes. This page covers the repair side of our residential roofing services.

Common Roof Problems We Fix

Almost every Ottawa roof leak traces back to one of four causes. Shingles get lifted by wind, flashing fails where the roof meets something, rubber vent parts crack, or ice dams push meltwater uphill.

Each one has a tell-tale pattern, and each needs a different repair.

Missing, Cracked or Lifted Shingles

Wind lifts shingles whose sealant strips never bonded or have aged out, usually at the rakes, ridge and the windward slope. Ottawa's freeze-thaw cycles then crack brittle tabs and push up nails, which punch holes in the course above.

We lift the surrounding courses carefully, replace damaged shingles with matching product, renail to the manufacturer's pattern and hand-seal the tabs. In cold weather we wait for a dry, mild day so the old shingles bend instead of snapping.

Flashing Failures at Chimneys, Walls and Valleys

Flashing causes more leaks than shingles do. The usual culprits are chimneys sealed with caulking instead of metal, missing step flashing along a wall, and no kick-out flashing where a roof edge meets siding.

Re-flashing means removing the shingles beside the joint and installing new step flashing course by course. At brick chimneys, counterflashing is cut into the mortar joint so it overlaps the steps and can't pull away. Worn open valleys get new membrane and valley metal.

Leaking Vents, Stacks and Skylights

The rubber collar on a plumbing vent boot cracks after years of UV and cold, letting water run down the pipe into the ceiling. We replace the whole boot rather than caulk around it, and reseal or replace damaged roof vents and exhaust caps.

Skylight leaks come from failed curb flashing, a failed seal, or condensation that only looks like a leak. If the unit itself is worn out, our skylight repair and replacement team can install a new Velux unit with its matching flashing kit.

Ice-Dam Leaks and Interior Stains

Ice-dam leaks appear on ceilings and upper walls near the outside of the house, usually in February and March. Meltwater pools behind a ridge of ice at the eave and backs up under the shingles.

In winter we remove the dam with low-pressure steam through our ice dam and snow removal service. The lasting fix is eave membrane, attic air sealing and ventilation, explained in our guide to ice dams in Ottawa.

How We Find the Source of a Leak

We find leaks by working backward from the stain, through the attic, to the roof, and we prove the cause with photos. Water often travels along rafters or the top of the vapour barrier before it drips, so the stain can be several feet from the entry point.

Our diagnosis follows the same steps every time:

  1. Ask when it leaks. Only in wind-driven rain from one direction suggests a wall or chimney joint. Only during snowmelt points to an ice dam. Every rain points to a hole, a cracked boot or a failed valley.
  2. Check the attic. With a flashlight and moisture meter we follow water stains, dark sheathing and rusty nails uphill to the entry point.
  3. Rule out condensation. In Ottawa's deep cold, frost builds on the nail tips in a poorly vented attic. When it melts, it drips like a leak, and no roof repair will fix it.
  4. Inspect the roof. We check flashing, boots, vents and shingles above the suspected entry point.
  5. Water test if needed. For stubborn leaks, we run a hose on one zone at a time, working from the bottom up, while someone watches in the attic.
  6. Document it. You get photos of the cause and the damage before we quote.

Photo proof matters. Ontario's own guidance on hiring a roofer tells homeowners to ask any contractor who claims damage to prove it with photos.

Repair or Replace: An Honest Recommendation

Repair when the damage is isolated and the rest of the roof has life left; replace when the shingles themselves are worn out. We tell you which it is, even when the answer is a few-hundred-dollar repair instead of a new roof.

A repair usually makes sense when:

  • The roof is less than about two-thirds of the way through its rated life
  • The problem is one leak, one flashing detail or one storm-damaged area
  • The surrounding shingles are still flexible and hold their granules

Replacement is usually the better spend when:

  • Shingles are curling, brittle or bald across several slopes
  • You've had leaks in different places over the last few years
  • The deck is soft in more than one area
  • Repair quotes keep adding up toward the cost of a new roof

If replacement is the right call, our full roof replacement service explains what's involved. Many owners of 1980s and 1990s homes in Kanata and Orléans reach this crossroads now, often on a second-generation roof.

Roof Repair Costs in Ottawa

Most Ottawa roof repairs cost $350 to $1,200, while larger repairs run $1,200 to $3,500 or more. The size of the damaged area, how much flashing must be rebuilt and what we find under the shingles decide which tier you fall in.

Repair type Typical range
A few missing or wind-lifted shingles $350 to $1,200
Plumbing vent boot or roof vent replacement $350 to $1,200
Small flat-roof blister or seam repair $350 to $1,200
Skylight curb reflashing $350 to $1,200, more on steep roofs
Chimney re-flashing (step and counterflashing) $1,200 to $3,500+
Valley rebuild with new membrane and metal $1,200 to $3,500+
Rotted deck section with new shingles $1,200 to $3,500+
Full skylight replacement $1,500 to $4,000 per unit

What moves the price:

  • Pitch and height. Steep or three-storey roofs need more safety setup.
  • Hidden damage. Rotted sheathing under a leak adds material and time.
  • Shingle matching. Discontinued colours take longer to source.
  • Season. Winter repairs take longer to do properly.
  • Access. Roofs over decks, sunrooms or tight side yards are slower to work.

These are typical 2026 Ottawa ranges. Your written price, given after we inspect, is what you pay.

Roof Repair FAQs

Straight answers to the questions we hear on almost every repair call.

What is the cheapest way to repair a roof?

The cheapest repair that lasts is fixing the actual cause, which is often a boot or flashing repair in the $350 to $1,200 range. Caulking over a leak or a tar patch on a shingle costs less today, but it usually fails within a season and lets water keep rotting the deck.

Patching is fine for isolated damage on a roof with life left. It wastes money on a roof that's worn out everywhere.

Can you match my existing shingles?

Usually, yes, very closely. Major brands keep popular colours like charcoal, slate grey and weathered wood in production for years.

If your shingle is discontinued, we find the nearest current match in colour and profile. Expect new shingles to look slightly brighter for a season or two until they weather in.

Do you warranty roof repairs?

Yes. Our repairs carry a 1-year written labour warranty. Repair warranties across the trade run from none to about a year, so always get the term in writing.

The warranty covers the work we did. It doesn't cover older, untouched parts of the roof that fail later, which is why we tell you honestly when a roof is beyond repair.

Can roofs be repaired in winter?

Yes. Most flashing, boot and shingle repairs can be done on a dry winter day, and active leaks can't wait for spring anyway.

Cold shingles are brittle, so we warm and hand-seal them and avoid working on frozen, icy slopes. Some flat-roof repairs are best done as a temporary seal in winter and finished when it warms up.

Will home insurance cover my roof repair?

Insurance usually covers damage from a sudden event such as wind, hail or a falling branch, but not gradual wear. Water damage inside is often covered when the cause is sudden.

Our help with roof insurance claims includes the photos and written scope your adjuster will ask for.
