Barrhaven Roofing

Roofing Services in Barrhaven, Ottawa

Much of Barrhaven was built between the early 1990s and the 2000s, and those homes are now wearing out their original builder shingles. Ottawa Roofing Pros replaces and repairs roofs across Barrhaven, from the 1960s streets of Old Barrhaven to Longfields, Stonebridge and the newer phases of Half Moon Bay south of the Jock River.

We bring more than 17 years and 1,500+ completed roofing jobs to every Barrhaven estimate. Our crews are licensed, insured and WSIB-covered, and we are on call 24/7 for wind and storm damage.

From our Centretown base, Barrhaven is usually a 25 to 35 minute drive down Prince of Wales Drive or Woodroffe Avenue.

Roof Replacement and Repair in Barrhaven

We replace complete roofs, repair leaks and wind damage, and fix the attic ventilation problems that shorten shingle life in Barrhaven's newer homes. Most Barrhaven calls are either a first full re-roof or storm damage on a roof that still has years left.

Our roof replacement service covers tear-off to the deck, decking repairs, synthetic underlayment, ice and water membrane at eaves and valleys, and architectural shingles from IKO, GAF or CertainTeed. Most Barrhaven homes have a single layer of shingles, which keeps tear-off simpler than in older suburbs.

Not sure you need a new roof yet? A professional roof inspection gives you photos of every slope, an attic check and an honest estimate of remaining life.

Barrhaven was farmland until Mel Barr began building in the 1960s, and the land is still flat and open. Homes on the edges, facing fields to the south and west, take the full force of prevailing winds.

The original 1960s and 1970s streets of Old Barrhaven are a different job. Those homes are on their second or third roof, so we plan for two layers of shingles, plank or early plywood decking, and chimney flashing that has been patched before.

Whatever the age, we install eave protection to Ontario Building Code requirements: membrane from the roof edge at least 900 mm up the slope and at least 300 mm past the inside face of the exterior wall. On builder homes with short overhangs we usually run it further, since ice dams start right at that line.

When Original Builder Shingles Wear Out

Many Barrhaven homes built in the 1990s and 2000s are still on their first roof, and at 20 to 30 years old most builder-grade shingles are finished. Builders typically installed entry-level shingles with the minimum ventilation the code allowed, so south and west slopes curl and lose granules first.

The fix is rarely shingles alone. A first re-roof is the right time to correct ventilation, eave protection and flashing that were done to the minimum.

Longfields and Davidson Heights

Longfields, between Greenbank Road and Woodroffe Avenue, was mostly built in the early 1990s. Most of Davidson Heights, east of Woodroffe toward the Rideau River, went up between about 1993 and 2005.

These neighbourhoods are doing their first full re-roof now. We nearly always pair it with attic ventilation and insulation upgrades, because blocked soffits and thin insulation cause the frost, mould and ice dams that age a roof early.

The Ontario Building Code calls for at least 1 sq ft of unobstructed vent area per 300 sq ft of insulated ceiling, split between low and high vents. Many original attics fall short once insulation has been blown over the soffit openings.

Stonebridge and Half Moon Bay

Stonebridge, the golf course community built from around 2000, and Half Moon Bay, under construction since 2007, have younger roofs. Questions here are usually about storm damage and who pays: the builder, your insurer or you.

Under Ontario's Tarion new-home warranty, water penetration through the building envelope, roof included, is covered for two years from possession. In a recently finished Half Moon Bay phase, a roof leak should go to the builder first.

After that window, storm damage is an insurance matter and normal wear is the owner's. We document the cause clearly so you know which path you are on.

Signs Your First Roof Is Finished

Your builder roof is near the end when you see two or more of these:

  • Tabs curling up or cupping, especially on south and west slopes
  • Granules collecting in the eavestroughs and at downspout outlets
  • Shingles lifting or missing along rakes and ridges after a windy day
  • Frost on nail tips in the attic in January, or dark stains around the bathroom fan
  • Daylight around plumbing stacks or soft spots when walking the deck

Barrhaven Tornado and Wind Damage

Barrhaven has real tornado history. On July 13, 2023, two EF1 tornadoes with winds estimated at 155 km/h crossed the community, and the City reported about 125 damaged homes, most of them in Half Moon Bay.

The most common damage was roofing: shingles and roof sheathing torn off, along with broken windows and fallen trees. Streets with the worst damage included Halley Street and Regulus Ridge.

After any wind event we tarp first, then photograph every slope and write a scope your adjuster can follow. Our 24/7 emergency roof repair crews handle the tarping, and our roof insurance claim support explains how we work with your insurer.

Even without a tornado, ordinary gusts lift shingles whose sealant strips never fully bonded. That is common on roofs installed late in the fall, and it shows up as tabs creased back along the rake edges.

Townhome and Semi-Detached Roofing

Townhomes and semi-detached homes line many Barrhaven streets, so one physical roof often belongs to two or more owners. You can re-roof only your unit, but the tie-in where your roof meets your neighbour's has to be done properly.

Here is how we handle shared roofs.

Tying In at the Party Wall

We cut a straight line over the centre of the party wall, weave our new shingles into the neighbour's, and run ice and water membrane across the joint so the seam can't wick water. The fire separation between units runs up to the underside of the deck, and we leave it intact.

Matching Colours and Profiles

Builders often used one shingle colour for a whole block, but those colours get discontinued. We bring sample boards to compare against your neighbour's roof and recommend the closest match that is still made.

Some owners coordinate with neighbours so a whole row is re-roofed at once. That gives one uniform roof and usually saves each owner on setup and disposal.

Condo Corporations and Common Elements

Some Barrhaven townhome communities are condominiums where the roof is a common element and the board hires the roofer. Others are freehold homes tied to a common elements condominium, where the roof is yours but exterior colours may be controlled.

Check your declaration before choosing a shingle. We can work to a board's specifications and supply proof of insurance and a WSIB clearance certificate on request.

What a First Re-Roof Costs in Barrhaven

Most Barrhaven re-roofs with architectural shingles fall between about $4,000 for an interior townhome unit and $24,000 for a large detached two-storey in 2026. The written quote after your free assessment sets the actual price.

Barrhaven home type Typical roof area Typical cost range (architectural shingles)
Interior townhome unit 8 to 12 squares $4,000 to $9,600
End townhome unit or half of a semi 10 to 16 squares $5,000 to $12,800
Detached two-storey or bungalow 20 to 30 squares $10,000 to $24,000

A roofing square is 100 sq ft of roof surface. Prices are based on Ottawa's typical $500 to $800 per square installed.

What moves your price up or down:

  • Pitch and complexity: steeper roofs, extra valleys and dormers take more labour.
  • Decking: swollen or delaminated OSB sheets are replaced at a per-sheet price.
  • Ventilation: adding roof vents, a ridge vent or soffit baffles.
  • Access: tight side yards between Barrhaven homes can mean more hand-carrying of material and debris.

Prefer metal? Steel shingle or ribbed steel runs $900 to $1,400 per square and standing seam $1,200 to $1,800, close to double the shingle price for a roof rated to last 40 years or more.
